Construction Progress Advances on The Standard Residences, Brickell and LOFTY Brickell 45 Story Towers

 

Construction is progressing on The Standard Residences, Brickell and LOFTY Brickell, a pair of high-rise residential towers rising side by side along the Miami River in the heart of Brickell. Both designed by Arquitectonica, the 45-story Standard tower will yield 422 residences and is being developed by Newgard Development Group in partnership with Two Roads Development, while the adjacent 44-story LOFTY Brickell will deliver 363 units under development by Newgard alone. Standing approximately 530 and 540 feet tall, the towers are rising concurrently and are joined by a shared podium, which will house parking and amenities. At 99 SW 7th Street, GT McDonald Enterprises oversees construction for both projects.

Recent construction photos from mid-March highlight the steady rise of The Standard Residences, Brickell and LOFTY Brickell, two adjacent towers underway at 99 SW 7th Street. LOFTY, located on the northern portion of the site along the Miami River, and The Standard, fronting SW 7th Street to the south, are progressing in tandem. With KD Construction of Florida leading as the shell contractor, core wall construction appears slightly more advanced on The Standard, with LOFTY close behind. Decking at the time of photography had reached approximately the tenth floor on The Standard and the sixth floor on LOFTY. Two tower cranes frame the development site, and the shaping of the concrete slabs reveals early signs of the buildings’ anticipated curvilinear designs.

MEP engineering is being handled by Johnson, Avedano, Lopez, Rodriguez & Walewski Engineering Group, Inc., while structural engineering is provided by DeSimone Consulting Engineering. Civil engineering services are being led by Kimley-Horn.

Adjacent to the site, a narrow parcel currently used for staging, office trailers, and material storage is also slated for future development—a 59-story luxury condominium tower from Prosper Group, led by Jay Roberts.


Both towers are expected to reach completion sometime in 2027.
