Housing Lottery Launches for Hearthstone at 44-01 Northern Boulevard in Astoria, Queens


 

The affordable housing lottery has launched for Hearthstone, a 13-story residential building at 44-01 Northern Boulevard in Astoria, Queens. Designed by Hill West and developed by Silverstein Properties, the structure yields 354 residences. Available on NYC Housing Connect are 90 units for residents at 40 to 130 percent of the area median income (AMI), ranging in eligible income from $33,395 to $181,740.

Apartments feature in-unit washers and dryers, dishwashers, hardwood floors, air conditioning, and name-brand appliances. Amenities include a fitness center, children’s playroom, sky lounge, coworking café, library, garage with electric vehicle charging stations, and on-site resident manager. Tenants are responsible for electricity including stove and heat.

At 40 percent of the AMI, there are 23 one-bedrooms with a monthly rent of $828 for incomes ranging from $33,395 to $55,920, and 13 two-bedrooms with a monthly rent of $967 for incomes ranging from $39,875 to $67,080.

At 60 percent of the AMI, there is one one-bedroom with a monthly rent of $1,444 for incomes ranging from $49,509 to $83,880; 24 one-bedrooms with a monthly rent of $1,328 for incomes ranging from $50,538 to $83,880; and 11 two-bedrooms with a monthly rent of $1,567 for incomes ranging from $60,446 to $100,620.

At 100 percent of the AMI, there are nine one-bedrooms with a monthly rent of $2,329 for incomes ranging from $84,858 to $139,800, and seven two-bedrooms with a monthly rent of $2,768 for incomes ranging from $101,623 to $167,700.

At 130 percent of the AMI, there are two one-bedrooms with a monthly rent of $3,298 for incomes ranging from $113,075 to $181,740.


Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than January 14, 2025.
