Construction Is Complete On The Allen At 247 North Avenue in New Rochelle, New York

Construction is complete at The Allen, a new 28-story mixed-use residential tower located at 247 North Avenue in New Rochelle, New York. Designed by Studio V and developed by LCOR, the structure yields a total of 307 rental apartments in studio to two-bedroom layouts with 31 units reserved for households earning 80 percent area median income (AMI), as well as 2,000 square feet of ground-floor commercial space and enclosed parking for 257 vehicles. Aspera Studio is the interior designer of the property, which is located on an interior lot bound by Lecount Place to the north and North Avenue to the south.

Our last on-site update back in February 2024 showed the first set of floors rising above street level with the help of a tower crane. Photographs show the entire reinforced concrete superstructure fully clad in the dark uniform brickwork and a grid of windows. Rounded corners are found across the height of the skyscraper, while several upper-level balconies are visible near the roof parapet which is topped with a large bulkhead clad in the same brick material. The multistory podium and main tower are connected by a series of large diagonal columns that wrap around some of the building’s indoor and outdoor amenities.

Among the units are 12 penthouses that come with their own private outdoor space. Residential amenities include co-working spaces, a mail room, a fitness center with a yoga studio, an outdoor swimming pool and sun deck, a two-story sky lounge with an outdoor terrace, a poker room, a billiards table, arcade machines, a pet spa, and bicycle storage. Asprea Studio served as the interior designer.

LCOR acquired a $94 million loan arranged by JLL Capital Markets for the project. The Allen utilizes a geothermal heating and cooling system, the second such building from the developer after LCOR’s other residential development at 1515 Surf Avenue in Coney Island, Brooklyn. The developer also plans to implement the same technology for their upcoming Hoboken Connect development in Hoboken, New Jersey.

The property is located in close proximity to the Metro-North Railroad at the New Rochelle station to the west. Direct access to Penn Station is expected in 2027.
