Housing Lottery Launches for Bronx Park South at 872 Bronx Park South in West Farm, The Bronx

 


The affordable housing lottery has launched for Bronx Park South, an eight-story residential building at 872 Bronx Park South in West Farm, The Bronx. Designed by Aufgang Architect and developed by DP Group and Sycamore Birch Management LLC, the structure yields 82 residences. Available on NYC Housing Connect are 53 units for residents at 50 to 80 percent of the area median income (AMI), ranging in eligible income from $39,155 to $140,000.

Amenities include an on-site resident manager, elevator, common area Wi-Fi, bike storage lockers, a shared laundry room, and a community center. Tenants are responsible for electricity including stove.

At 50 percent of the AMI, there are two studios with a monthly rent of $1,031 for incomes ranging from $39,155 to $64,800; nine one-bedrooms with a monthly rent of $1,300 for incomes ranging from $48,892 to $72,900; and six two-bedrooms with a monthly rent of $1,543 for incomes ranging from $58,629 to $87,500.

At 60 percent of the AMI, there are five studios with a monthly rent of $1,274 for incomes ranging from $47,486 to $77,760; ten one-bedrooms with a monthly rent of $1,604 for incomes ranging from $59,315 to $87,480; and eight two-bedrooms with a monthly rent of $1,907 for incomes ranging from $71,109 to $105,000.

At 80 percent of the AMI, there are eight one-bedrooms with a monthly rent of $2,211 for incomes ranging from $80,126 to $116,640, and five two-bedrooms with a monthly rent of $2,636 for incomes ranging from $96,103 to $140,000.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than April 3, 2026.
