The affordable housing lottery has launched for Betances VI, a 15-story residential building at 405 East 146th Street in Mott Haven, The Bronx. Designed by Think Architecture & Design and developed by Lemle & Wolff CompaniesThe Bridge, and Alembic Community Development, the structure yields 101 residences. Available on NYC Housing Connect are 64 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $0 to $140,080.


Amenities include a 24-hour attended lobby, resident superintendent, community room, green-roof terrace, shared laundry room, bike storage, and children’s playroom. Tenants are responsible for electricity with electric stove.


At 30 percent of the AMI, there is one one-bedroom with a monthly rent of $0 for incomes ranging from $0 to $38,130; three one-bedrooms with a monthly rent of $617 for incomes ranging from $24,515 to $38,130; four two-bedrooms with a monthly rent of $728 for incomes ranging from $29,383 to $45,750; and one three-bedroom with a monthly rent of $0 for incomes ranging from $0 to $52,530.

At 40 percent of the AMI, there are five one-bedrooms with a monthly rent of $882 for incomes ranging from $33,600 to $50,840; four two-bedrooms with a monthly rent of $1,046 for incomes ranging from $40,286 to $61,000; and four three-bedrooms with a monthly rent of $1,197 for incomes ranging from $46,560 to $70,040.

At 50 percent of the AMI, there are six one-bedrooms with a monthly rent of $1,146 for incomes ranging from $42,652 to $63,550; two two-bedrooms with a monthly rent of $1,364 for incomes ranging from $51,189 to $76,250; and two three-bedrooms with a monthly rent of $1,564 for incomes ranging from $59,143 to $87,550.

At 70 percent of the AMI, there are eight one-bedrooms with a monthly rent of $1,676 for incomes ranging from $60,823 to $88,970, and eight two-bedrooms with a monthly rent of $1,999 for incomes ranging from $72,960 to $106,750.

At 80 percent of the AMI, there are seven one-bedrooms with a monthly rent of $1,941 for incomes ranging from $69,909 to $101,680; six two-bedrooms with a monthly rent of $2,317 for incomes ranging from $83,863 to $122,000; and three three-bedrooms with a monthly rent of $2,655 for incomes ranging from $96,549 to $140,080.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than February 13, 2024.
