Housing Lottery Launches for Geel Webster Avenue at 3095 Webster Avenue in Norwood, The Bronx


 

The affordable housing lottery has launched for Geel Webster Avenue, an 11-story mixed-use building at 3095 Webster Avenue in Norwood, The Bronx. Designed by OCV Architects and developed by Geel Community Services, the structure yields 116 residences. Available on NYC Housing Connect are 45 units for residents at 40 to 60 percent of the area median income (AMI), ranging in eligible income from $26,229 to $100,620.

Amenities include an elevator, shared laundry room, outdoor space, and playground. Units come with energy-efficient appliances. Tenants are responsible for electricity.

At 40 percent of the AMI, there are nine studios with a monthly rent of $654 for incomes ranging from $26,229 to $49,720; two one-bedrooms with a monthly rent of $827 for incomes ranging from $32,709 to $55,920; and one two-bedroom with a monthly rent of $980 for incomes ranging from $39,429 to $67,080.

At 50 percent of the AMI, there are nine studios with a monthly rent of $855 for incomes ranging from $33,120 to $62,150; two one-bedrooms with a monthly rent of $1,078 for incomes ranging from $41,315 to $69,900; and one two-bedroom with a monthly rent of $1,281 for incomes ranging from $49,749 to $83,850.

At 60 percent of the AMI, there is one studio with a monthly rent of $1,055 for incomes ranging from $39,978 to $74,580; 14 one-bedrooms with a monthly rent of $1,328 for incomes ranging from $49,886 to $83,880; and six two-bedrooms with a monthly rent of $1,581 for incomes ranging from $60,035 to $100,620.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than April 7, 2025.
