SCALE Lending has issued a $305 million construction loan for two-tower residential development at 355 Exterior Street in Mott Haven, The Bronx. Designed by Hill West Architects and developed by the Beitel Group, the project will comprise two connected structures rising 40 and 26 stories. The development will span 515,000 square feet and yield 755 rental units. The property is located along the Harlem River between East 140th and 144th Streets.
Units at 355 Exterior Street will be offered in layouts ranging from studios to two-bedrooms. Additional features will include 194 parking spaces, 11,500 square feet of retail space, and resident amenities such as an outdoor pool, fitness center, pickleball court, golf simulator, coworking space, and a children’s room. The towers will offer residents direct waterfront views.

The Beitel Group began work on the site after securing the contract in October 2024, with demolition and excavation completed ahead of the December 2024 construction start. The project has qualified for the 421a tax abatement program and is scheduled for completion in June 2026. Landstone Capital Group arranged the 18-month loan with two optional six-month extensions.
Transit nearby 355 Exterior Street includes the 2, 4, and 5 trains at the 149th Street–Grand Concourse station.
