Lumen LIC Nears Completion at 23-15 44th Road in Long Island City, Queens

Kicking off the top ten on our annual countdown of the tallest buildings under construction in New York is Lumen LIC, a 754-foot-tall residential skyscraper at 23-15 44th Road in Long Island City, Queens. Designed by Hill West Architects and developed by FSA Capital, the 66-story structure will span 855,400 square feet and yield 921 rental units with an average scope of 910 square feet, as well as lower-level office space and 17,400 square feet of ground-floor retail. The residential inventory is planned to include 282 affordable housing units. The property is alternately addressed as 43-30 24th Street and located along 44th Road between 23rd and 24th Streets.

Apartments at Lumen LIC are expected to begin on level four with up to 16 units per floor. Amenities will include a 75-foot-long temperature-controlled indoor swimming pool, a spa with a sauna, massage room, and steam room, and a fitness center with private yoga and Pilates classes, aquatic fitness lessons, and group weight and cardio classes. Pet care services include a pet space, dog walking and daycare, grooming, behavior training, and veterinary house calls.

Concierge services include move-in assistance, housekeeping, house office tech support, furniture assistance, in-home chefs and catering, in-home salon services, and personal shopping. Other amenities include a children’s playroom, a laundry room, a third-floor common space with a business center, a secondary residential lounge with a demonstration kitchen, a private parking garage for 39 vehicles, storage units, a 280-bike storage room, and a landscaped outdoor terrace on the fifth floor.

The developer purchased the 79,250-square-foot full-block parcel from Stawski Partners for $200 million in March 2022 and later secured a $364 million construction loan from Wells Fargo to complete the project. The nearest subways from the property are the G and 7 trains at the Court Square station and the E and F trains at the Court Square-23rd Street station.

Lumen LIC’s anticipated completion date is slated for early 2025, according to the project’s website. Applications for the affordable housing units must be postmarked or submitted online no later than December 30, 2024. JLL is handling marketing and leasing for the office component.
