Housing Lottery Launches for 3118 Webster Avenue in Norwood, The Bronx

 


The affordable housing lottery has launched for 3118 Webster Avenue, an 11-story mixed-use building in Norwood, The Bronx. Designed by Curtis + Ginsberg Architects and developed by The Doe Fund and Urban Builders Collaborative, the structure yields 109 residences. Available on NYC Housing Connect are 69 units for residents at 40 to 80 percent of the area median income (AMI), ranging in eligible income from $27,738 to $160,720.

Amenities include bike storage lockers, a shared laundry room, package lockers, elevator, gym, community center, and a green space. Residences are equipped with dishwashers, air conditioning, charging outlets with USB ports, energy-efficient appliances, smart controls for heating and cooling, and name-brand kitchen countertops and finishes. Tenants are responsible for electricity.

At 40 percent of the AMI, there is one studio with a monthly rent of $698 for incomes ranging from $27,738 to $51,840; 12 one-bedrooms with a monthly rent of $882 for incomes ranging from $34,595 to $58,320; 16 two-bedrooms with a monthly rent of $1,046 for incomes ranging from $41,692 to $70,000; and six three-bedrooms with a monthly rent of $1,197 for incomes ranging from $48,309 to $80,360.

At 60 percent of the AMI, there is one studio with a monthly rent of $1,122 for incomes ranging from $42,275 to $77,760; five one-bedrooms with a monthly rent of $1,411 for incomes ranging from $52,732 to $87,480; four two-bedrooms with a monthly rent of $1,682 for incomes ranging from $63,498 to $105,000; and two three-bedrooms with a monthly rent of $1,931 for incomes ranging from $73,475 to $120,540.

At 80 percent of the AMI, there are 10 one-bedrooms with a monthly rent of $1,888 for incomes ranging from $69,086 to $116,640; 10 two-bedrooms with a monthly rent of $2,349 for incomes ranging from $86,366 to $140,000; and two three-bedrooms with a monthly rent of $2,776 for incomes ranging from $73,475.00-$120,540.00.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than November 21, 2025.
