Excavation Underway for 714-Unit Complex at 355 Exterior Street in Mott Haven, The Bronx

 

Excavation and pilings are underway at 355 Exterior Street, the site of a two-tower residential complex in Mott Haven, The Bronx. Designed by Hill West Architects and developed by The Lightstone Group under the 355 Exterior Street Associates LLC, the 720,785-square-foot project will yield 714 rental units with an average scope of 777 square feet, as well as 10,630 square feet of commercial space and 325 enclosed parking spaces. The taller of the two towers will rise 437 feet, making it the tallest structure in the South Bronx and the second-tallest in the borough. The property is located along the Harlem River near the intersection of Exterior and Gerard Streets.

Recent photographs show several excavators and piling rigs at work across the site as crews begin to prep the land for the forthcoming foundations. Some mounds of concrete rubble remain from the slab of the low-rise commercial building that formerly occupied the property, but should be hauled away soon.

The developers purchased the property from Verizon for $59 million in cash and filed permits for the former occupant’s demolition in September 2019.

The main rendering looks east at 355 Exterior Street from the Harlem River, showing the towers rising from a shared multi-story podium and connected by a smaller mid-rise volume. While no floor count or measurements have been revealed for the shorter of the two towers, its scale relative to its taller sibling suggests a roof height of approximately 300 feet. The towers will feature uniform façades of floor-to-ceiling windows framed by earth-toned paneling, and landscaped terraces are shown topping the expansive podium and roof parapets of the towers.

The nearest subways from the development are the 4 and 5 trains at the 138th Street-Grand Concourse station to the southeast.

355 Exterior Street’s anticipated completion date is slated for spring 2026, as noted on site.
